It has two double rooms with a double canapé bed and a wardrobe. The bathroom has a shower and is very spacious. The apartment is located just a few minutes from the Quintana metro, which is a direct line to Gran Vía, central Madrid. The house is distributed in a living room, three bedrooms, a kitchen, a bathroom, a toilet and a covered terrace. The apartment is perfectly located in Ciudad Lineal in Pueblo Nuevo. You will be able to find all the basic services around, such as supermarkets, restaurants, shops, parks, pharmacies and more. This is one of the neighborhoods close to the Center and the Barrio de Salamanca in Madrid, it will also be close to places of interest such as the Plaza de Toros de Ventas, the <a href="https://www.esmadrid.com/informacion-turistica/parque-del-retiro">Retiro Park</a> , among others. Also, you can get to know the rest of the city using public transport, the closest metro station being Quintana (L5), and several bus lines such as (38, 109, 113 and N5) among others. In the surroundings there is the El Calero Park and squares such as Camorrito, Geologists and Maliciosa.

Make a reservation: “Purchase-Sale” proposal

What are the costs involved in buying a property?

You should estimate approximately 12% of the property's price. This amount includes taxes (10% of the total price), the notary's provision of services, and the registration of the deed in the Property Registry (2% of the total price).

What happens if one of the parties fails to meet their commitments?

all our apartments are furnished and equipped. They all have a washing machine, bedding, and blankets. You just need to bring your personal belongings and your own towels. The apartment is thoroughly cleaned and ready for your arrival.

Results of Your Application

The final cleaning of the apartment is mandatory and will be the responsibility of the tenant. The price is determined based on the total surface area (m2) of the apartment. This amount is pre-established in the contract. You can choose to pay it at the beginning of the reservation or at the end of the contract.

The final formalization of the lease will be subject to the final decision of the landlord.

The reservation holder will be entitled to a full refund of the amount paid to ShBarcelona when the lease contract is not formalized due to reasons attributable to the landlord, without, however, having the right to demand any additional compensation.

If you need to open an account, we recommend you go to the Sabadell bank office located at C/ Comte Borrell 87, indicating that you come from ShBarcelona. This process is very quick and simple (approximately 10-15 minutes), you only need to present your passport to open the account.

How to Reserve?

The key collection will be at our office at C/Sepúlveda, 154 Bajos. Our hours are Monday to Friday from 9:00 a.m. to 6:00 p.m. uninterrupted and Saturdays from 10:00 a.m. to 1:30 p.m.

Outside of these hours, key collection will be directly at the apartment and with an extra charge:

Weekdays from 6:00 p.m. to 10:00 p.m., surcharge of €30 and from 10:00 p.m. to 9:00 a.m., surcharge of €50.

Holidays and weekends surcharge of €30 all day until 10:00 p.m. and €50 after 10:00 p.m., until 9:00 a.m.

Maintenance

Consumption is not included in the long-term rental price.

A long-term provision will be charged from the second month of rent depending on the number of bedrooms: 1 bedroom €100, 2 bedrooms €140, 3 bedrooms €180, 4 or more bedrooms €240. These payments will be adjusted at the end of the contract based on the actual consumption in the property.

Energy Consumption

As the new owner, your title will be registered in the Property Registry. This process is handled by the same notary where you signed the purchase.

As a new member of the homeowners' association, you must inform the property administrator so they can notify you of meetings and set up payment arrangements.

You need to contact utility companies (water, gas, and electricity) to change the account holder and set up direct debit, ideally providing actual meter readings.

You must notify the Barcelona City Council to change the name on the IBI (Property Tax) for the year following the purchase.

After Sale

Our staff will not go to the apartment you have rented until you have called us.

If you wish to cancel your reservation, please note the following:

If you inform us more than 30 days before the check-in date, 50% of the deposit will be charged.

If you inform us 30 days or less before the check-in date, this will result in the total loss of the deposit.

In case of non-compliance with the reservation by the company, the same cancellation policy will apply.

The apartment must be vacated before 12:00 PM. After this time, the person in charge of cleaning will prepare the apartment for the next guest. The deposit will be returned upon key handover.

Please leave the apartment in a reasonable condition, which includes taking out the trash and washing the dishes, or an additional cleaning charge will apply.

Upon arrival, during check-in, you will agree with our agent on the departure time to facilitate the return of the keys.
