Contact ShMadrid so we can confirm the availability of the flat and send you the specifications of your apartment.

The acceptance of your request as well as the security deposit to be provided will be decided by the owner. If you are not an EEC citizen, once your rental contract is signed you will have a 10 working days to open an account in a bank that admits automatic debits from Spain. This process is quick and simple (10-15 minutes approx.); you will only have to provide your passport to open the account.

Economic conditions required
a. If the contract begins before 15th of the month (included), the total amount to pay corresponds to the sum of the following amounts:
. the current month rent: the proportional part of the month only counting from your check-in date
. the security deposit (minimum): 2 months’ rent security deposit,
. the agency fee: depending of the contract duration
· Longer than 5 months up to 12 months: 1 month’s rent +VAT [21% in Spain]
· From 3 to 5 months: 1 month’s rent +VAT [21% in Spain] -20% discount
· From 1 to 3 months: 1 month’s rent +VAT [21% in Spain] -30% discount

How to book the apartment?
«Easy booking»: pay everything (current month’s rent + 2 months’ rent security deposit + agency fee). The only thing left to be done is to come to our office on your check-in date to collect the keys.
«Two steps booking»: pay one of the 2 months rent security deposit in advance (which will be deducted afterwards from the whole initial payment) to book the flat, and pay the remaining amount any time before moving in.

Utilities are not included in the monthly rental price
We will charge an amount from the second month of the lease depending on the bedrooms: 1 bedroom 120€, 2 bedrooms 160€, 3 bedrooms 200€, 4 or more bedrooms 240€. These payments will be regularized once the lease ends with the real expenses being made in the flat.
Acceptance of the case
ShMadrid will notify you the result of your request within a maximum of 24 hours.
The acceptance of your request as well as the security deposit to be provided will be decided by the owner.
Cleaning
The final cleaning of the apartment is mandatory and will be charged to the tenant; the price is set according to the total area (m2) of the apartment.
Keys collection
Our office, in General Pardiñas Street 78, bajos, will remain open Monday to Friday from 9am to 6pm. If checking in out of this schedule, the keys will be provided directly in the flat and 50€ extra will be charged.
Contractual terms
Only the owner of the booking is entitled to a refund of the booking for amount, if the contract is not finalized for either of these reasons: the booking isn’t available or it is not showing enough solvency for the owner.
All apartments have insurance that covers:
water damages, fire and civil liability
It doesn’t cover:
damages due to theft of your personal belongings. You can contact us to find out how to hire insurance against burglary.

Booking conditions
The booking will have a validity of seven natural days,
Once the booking has been made ShMadrid is committed NOT to show the apartment to any other customer NOT to accept any other possible bookings during this preestablished period,
The booking will be conditioned to the assessment of your file by the financial department and the final approval by the owner of the apartment,
Your income must be 2.5 times higher than the value of the monthly rent,
In case of rejection the total amount of the booking will be refunded.

Keys collection
We will welcome you the day of your arrival directly at our agency located in Bailén street 200. We are open Monday to Friday 09 to 18 continuously.
The handling of the keys can also be made on Saturdays 10 am to 1:30 pm in our agency located in Casanova street 99.
Contractual terms
The final formalization of the lease will be subject to the final decision of the owner.
The holder of the reservation will be entitled to a full refund of the amount paid to ShBarcelona, when the lease is not formalized for reasons attributable to the property, without in any case be entitled to demand any additional compensation.
It is important to take into account that, although the apartments have home insurance coverage, this insurance does not cover damages to third parties or the possible theft of your belongings. You will need to take out a home liability insurance policy. You can contact us to contract your home insurance.

How to buy?
Make a sales proposal “Compraventa”

After sale steps
As a new owner, you will be registered at the land Registry ; this process will be done by the same notary where you signed the Deed of Sale,
As a new member of the community of owners, you have to inform the administrator of the building and facilitate your bank account for direct debit payments and to be notified of meetings,
You should contact the energy supply companies (water, gas and electricity) for the change of ownership and direct debit payments, ideally providing actual readings.
Important
What cost involves buying a flat?
You should calculate approximately 12% pf the property price. That amount includes taxes (10% of the price), the notary time and registration of Deed in the land Registry.
What happens if a party fails to meet its commitments?
a. If the seller fails to fulfill its “obligation to sell” in the agreed terms, he must return the double of what the buyer has given him.
b. If the buyer fails to fulfill its “obligation to buy” in the agreed terms, he will lose all the money already paid.
