Information about renting apartments with an elevator in Madrid

Buildings in cities are generally been built higher and higher these days, and this means flats for families to live in can also be on a higher floor than they once used to be. And because of Madrid’s population density, it is therefore quite normal that if you decide to come and live in the capital, you should rent an apartment with an elevator.

With this characteristic in the back of your mind, it is important to make sure you have an elevator or lift in the building, in order to facilitate daily life. Madrid has gone through great lengths to accommodate the greater majority of its buildings with an elevator, although some of the older buildings unfortunately have narrow staircases, making it impossible to install one.

Neighbourhoods with old buildings can therefore lack an elevator, especially in the more central parts of the city. And although in these situations’ buildings are only equipped with stairs, the truth is that most buildings in the capital do have an elevator.  

The comfort of a lift or elevator is well known, and not having one in the building can considerably lower apartment prices, if they are situated higher up in the building, even if it is a good quality penthouse with a large terrace and beautiful views.

If you have decided you want to rent a flat in Madrid, and your family consists of small children or older family members, then an elevator is an essential feature when selecting your property.

If, on the other hand, you or one of your family members has mobility problems or a physical handicap, then your apartment must at the very least have an elevator to make it workable.

Advantages of renting an apartment in Madrid with an elevator

Renting a flat with an elevator is a great advantage, especially because maintenance costs are usually borne by property owners. This means you as a tenant can enjoy the elevator at no extra cost.

Upper floor apartments, especially penthouses with terraces that are easy to find in the Spanish capital, can be considerably lower in price if there is no elevator, and in this situation, it doesn’t really matter whether the apartment is for sale or for rent.

As expected, flats with a terrace and good views are much sought after in any big city, and Madrid, on top of that, profits from its favourable climate. You should always bear in mind that a penthouse will minimally be on the fourth or fifth floor of a building, so having access to a lift will improve life considerably.

If you are thinking of renting an apartment on a higher level because of the characteristics mentioned earlier, then check with your real estate advisor or property owner that there is an elevator in the building. Not having one will be a very unpleasant surprise. Also remember that property prices of apartment buildings without an elevator will not be much lower if the apartment is on a lower floor (like first floor apartments for example), as you will not have to take many stairs to reach the apartment. If the apartment is on one of its highest floors and the building doesn’t have an elevator, however, then prices will be much lower.
